How to increase the value of your home before selling: 8 things that pay off
A major renovation right before selling rarely pays off. A series of targeted improvements can make the difference.
1. Fix small defects
A dripping tap, a loose tile or a damp patch: buyers see "overdue maintenance" and deduct it generously from their offer.
2. Fresh, neutral colours
A coat of paint in light, neutral tones makes rooms feel larger and helps buyers picture themselves living there.
3. Declutter
Fewer things means more space. Remove personal photos and surplus furniture. Your home will also look better in photos.
4. Improve the EPC label
Check the recommendations on your EPC. Roof insulation is often affordable and can lift you a label. In Flanders this matters even more because of the renovation obligation for buyers of homes with label E or F.
5. First impressions
A tidy front, a mowed lawn and a clean driveway count, both at viewings and in photos.
6. Refresh kitchen and bathroom
No need for a new kitchen: new taps, fresh grout or new cupboard doors often do the trick.
