Selling a house in Belgium: which documents do you need in 2026?

A sale runs more smoothly when your file is complete from day one. Some information must even appear in your listing. Rules differ between Flanders, Wallonia and Brussels, so your notary will confirm the exact list for your property.

Needed in every region

  • EPC / PEB certificate. Mandatory for every sale. The label must appear in the listing.
  • Electrical inspection report. Carried out by an approved body. If the report is negative, the buyer usually has 18 months after the deed to bring the installation up to standard.
  • Planning information. The zoning and permits, requested from the municipality, usually by the notary.
  • Soil information. In Flanders a soil certificate from OVAM, in Wallonia an extract from the soil database (BDES), in Brussels a soil certificate from Brussels Environment.
  • Post-intervention file. For works carried out by contractors since 2001.
  • Heating oil tank information, if there is one.

Region-specific

  • Flanders: an asbestos certificate for buildings from before 2001, flood risk information in the listing, and heritage information.
  • Wallonia: a CertIBEau water certificate for properties connected to the water network after 1 June 2021.
  • Apartments (everywhere): documents from the co-owners' association, such as general meeting minutes, service charges, the reserve fund and planned works.

Tips

  1. Start early. Several certificates require a site visit. Allow a few weeks.
  2. Agree who requests what. The notary orders many documents. Requesting them twice means paying twice.
  3. Be transparent. A weak EPC or a negative electrical report need not block a sale, as long as the buyer knows in advance.
