How to set the right asking price for your home in Belgium

The asking price is the first thing buyers see. It decides who views your home, how fast it sells and what you finally receive.

Why a price that is too high is risky

  • Your home does not show up in searches by buyers with the right budget.
  • Viewers compare it with cheaper homes and walk away.
  • The longer a home stays on the market, the more buyers wonder what is wrong with it.
  • After one or more price cuts, you often end up lower than with a realistic price from the start.

The method

  1. Start with an online valuation to get a first range.
  2. Look at your municipality's figures. Our municipality pages show the median price and how it has evolved.
  3. Compare with recent sales, not just listings: an asking price is not a sale price.
  4. Be honest about weak points: EPC label, condition, works needed.
  5. Have the value assessed on site by a licensed agent who knows the local market.
  6. Pick a smart threshold. Buyers search in price bands: €349,000 rather than €355,000 makes you visible in more searches.

Fixed price or "offers from"?

With "offers from", you set a lower starting price and let buyers bid. This can work for homes in high demand, provided you are well advised. Discuss the approach with your agent or notary.
